What Does Mold Testing Cost in NYC?
Mold testing in NYC typically includes two components: the inspection fee and the lab sample fees. The inspection covers the on-site visit by a NYS-licensed mold assessor, including visual assessment, moisture readings, thermal imaging where appropriate, and professional observations. Lab samples are recommended based on what the inspector finds.
Inspection Fee
AirQC mold inspections start at $299. This covers the on-site visit, visual assessment, moisture readings, thermal imaging, photo documentation, and professional observations across the affected areas.
Air Sample Fees
Each air sample (spore trap) is priced individually. Air samples capture airborne mold spores over a set volume of air and are analyzed by an AIHA-accredited lab. A control/outdoor sample is usually collected for comparison.
Surface Sample Fees
Mold swab samples and tape-lift samples are priced individually. These are collected from visible growth or suspect surfaces and sent to the lab for species identification.
Written Report
Every inspection includes a written report with photos, moisture observations, sample locations, lab results (when samples are collected), findings summary, and practical next steps. Reports are typically available within 24-48 hours after lab results.
What Affects the Price?
The final cost depends on several factors. Larger properties or multi-room inspections require more time. More samples mean higher lab fees. Complex situations like post-remediation clearance, insurance documentation, or multi-unit buildings may require additional scope. AirQC does not collect unnecessary samples. The inspector recommends sampling based on what is actually observed during the visit.
Is Mold Testing Worth It?
For NYC renters, a professional mold test with lab results provides documented evidence that can support communication with landlords, property managers, or HPD. For landlords and property managers, an independent report from a licensed assessor who does not sell remediation provides objective documentation for tenant complaints, insurance claims, remediation verification, and due diligence. The cost of testing is small compared to the cost of unresolved mold disputes or failed remediation.
How AirQC Keeps Costs Fair
AirQC does not perform mold remediation. That means there is no incentive to recommend unnecessary samples or inflate the scope. The inspector evaluates visible growth, moisture readings, and conditions during the visit, then recommends only the sampling that would add value or documentation. If visual findings and moisture data are enough, we say so.
